  • What are your leasing hours?

  • Where is your leasing office located?

  • What is the security deposit?

    The security deposit is $100 less than the rent (i.e if rent is $850, the security deposit will be $750). The security deposit is only refundable upon completely vacating the property pending a move out inspection and if the entire lease term is fulfilled. If the security deposit is paid and you do not move in, the deposit is retained by management and will not be refunded.

  • What is your application fee and process for approval?

    There is a $75 non-refundable fee for each person applying. Application approval is based on a strict credit check, background check and rental history. All quoted rental rates are based on single occupancy. Additional occupancy rates may vary.

  • What are your lease terms?

    All lease agreements begin on a 1 year term. After 1 year tenants have the option to renew for another year or month-to-month. As a courtesy MLC Properties mails renewal letters in advance of your lease term ending.


  • What does the lease look like?

    We use the Georgia Apartment Association Apartment Rental Contract.

  • Do you allow pets?

    Cats: A maximum of 2 cats per household are allowed with a $100.00 non-refundable fee per cat.

    Dogs: A maximum of 1 dog per household is allowed at certain properties with a $300.00 non-refundable fee.

  • What is the charge of water per month?

    A base water charge of $50 plus $15 for each additional occupant shall be paid with rent for studios and one bedroom apartments *occupany restrictions apply. Two bedroom apartments have a base water charge of $75. Management reserves the right to increase this amount as necessary.

  • How many people can live in the apartment?

    All quoted rental rates are based on single occupancy. Additional occupancy rates may vary. Studio apartments have a max occupany of one person. Failure to notify management of additional occupants constitutes a violation of your lease agreement and is subject to termination and penalties.

  • Do you allow subleasing?

    No. Assignment and/or Subleasing of ANY kind is a violation of the lease terms. AirBNB and short term rentals are considered subleasing and are strictly prohibited.

  • How many parking passes are allotted for each apartment with off-street parking?

    We allow one parking pass per bedroom for most apartments. Some 2 bedroom apartments are authorized for 2 passes. *All off-street parking lots are first come, first serve. Unauthorized, improperly registered vehicles are subject to boot or tow at owners expense.

  • How much notice do I need to give if I’m not going to renew my lease?

    60 days writtne notice is required to terminate a lease regardless of one year agreement, or month-to-month status. 


    A notice to vacate must be submitted in writing and received on the 1st of a month, the lease must end the last day of a calendar month at noon. 


    Early termination of a lease requires 60 days written notice as outlined previously, the deposit will be forfeited, and a break lease fee equal to one month of rent is due at move-out.


  • How do I pay my rent?

    Rent can conveinently be paid online via the resident portal accessible on the Home Page.


    Rent payments may also be mailed to, or delivered directly to, our leasing office at 1031 Monroe Drive, Atlanta, GA 30306. Payments provided to the leasing office can be made by personal check, cashier check, or money order. Cash will not be accepted.
